Your information stays private. We do not sell your personal information.
Not available for manufactured or mobile homes.

If you own a condominium in Florida and have explored a reverse mortgage, you may have been told your condo community does not qualify. This is one of the most common frustrations we hear from Florida condo owners.
The government FHA HECM reverse mortgage program requires your condo community to be on an approved list maintained by FHA and HUD. Many Florida condo communities are not on this list. This means thousands of eligible Florida condo owners have been turned away from accessing their home equity through no fault of their own.
Our proprietary reverse mortgage removes this barrier entirely. Here is why the FHA condo approval requirement has been a problem for so many Florida homeowners:
Our proprietary reverse mortgage evaluates each condo property individually. Your condo community does not have to be on any FHA or HUD approved list. This opens the door for thousands of Florida condo owners who were previously told they do not qualify.
We serve Florida condo owners throughout the entire state. Whether your condominium is on the beach, in a high rise, or in a gated community, we evaluate each property on its own merits. Each loan is subject to property and borrower approval.
Our proprietary reverse mortgage was designed to serve the unique situation of Florida condominium owners who have been underserved by government programs.
Your condo community does not have to hold FHA or HUD approval. We evaluate each property individually based on its own characteristics. This is a private proprietary loan, not a government program. Most condos are eligible, subject to underwriting approval.
The FHA government program requires a minimum age of 62. Our proprietary reverse mortgage is available starting at age 55. Florida condo owners between 55 and 61 who were previously turned away may now qualify.
Eligible Florida condominiums may qualify for loan amounts up to $4 million through our proprietary reverse mortgage. The amount depends on your age, property value, and other factors. Contact us for your personalized loan comparison. Subject to property and borrower approval.
The FHA HECM program charges an upfront mortgage insurance premium that can cost thousands of dollars. Our proprietary reverse mortgage does not have this charge because it is a private loan, not a government program. This means more equity stays available to you.
The reusable portion of your line of credit has no set end date. It stays open while you meet the loan terms. At closing, at least 25% of the amount available to you is taken as a one-time draw that cannot be redrawn. Any amount you do not draw at closing stays available as a reusable line of credit. As long as you meet the basic loan obligations including property taxes, homeowners insurance, HOA dues, and special assessments, your line remains open.

Does my condo community have to hold FHA or HUD approval?
No. Our proprietary reverse mortgage does not require FHA or HUD condo community approval. Many Florida condo communities that are not on the FHA approved list may still be eligible through our program. Each property is evaluated on its own merits subject to underwriting approval.
What is the minimum age for a condo reverse mortgage?
Our proprietary reverse mortgage is available starting at age 55. The FHA HECM government program requires a minimum age of 62. This means Florida condo owners between 55 and 61 who were previously ineligible may now qualify through our program. Contact us to discuss your eligibility.
How much can I borrow on my condo?
Loan amounts up to $4 million are available for eligible Florida condominiums. The amount depends on your age, property value, and other factors. Contact us for a free loan comparison showing your specific numbers. There is no cost and no obligation. Subject to property and borrower approval.
Are there monthly mortgage payments?
No. You will not have a monthly mortgage payment while you meet the loan terms. You remain responsible for property taxes, homeowners insurance, HOA dues and special assessments, and the rate is variable. Interest and fees are added to the loan balance, so the amount you owe grows over time.
